Can I move home during Lockdown 3.0?

If you have already started the conveyancing process on either a sale or purchase of a home but decided to put matters on hold, you may now feel it is time to start the balling rolling again. Now would be a good time to contact your estate agent to see if they can liaise with either your seller or buyer to see if they can once again progress matters.

How do I stay safe when moving home?

Before allowing any potential viewers into your home, please liaise with the estate agents on social distancing and safety of others at all time.  Speak to your estate agents about any concerns in this respect as we are sure they will be taking all safety matters into consideration during viewings.

Conveyancing transactions can proceed to completion.  All parties must however still bear in mind social distancing when moving home.

Before committing to completing and moving home, please ensure that you can obtain and secure a booking from your removal company.  Check with them that they are adhering to social distancing and safety matters.


What do I do if I have not heard anything from my seller/buyer?

If in a current chain/transaction which has been on hold, contact your estate agent to see if they can once again make contact with your seller or buyer to see if they can get the ball rolling again.


How can I keep my sale/purchase moving?

Contact your legal advisor for an update on any progressed transactions to see what matters are outstanding, if any, and still to be addressed. If matters have been on hold, it may be the case that enquiries were raised on your sale pre-lockdown which are still outstanding.

Keeping in contact with your solicitor will ensure that you are fully up to date and can address any outstanding matters in order for the conveyancing transactions to progress once more.

If you are in a current transaction to buy a property and thinking about changing mortgage product, then please keep your solicitor advised of this.


What do I do about my mortgage?

If buying, please check with your mortgage broker/lender to ensure that any previous offer of mortgage has not been withdrawn and that you are still able to proceed.

It may be that you would be able to obtain a better interest rate on any new mortgage product and therefore speak to your mortgage broker/lender for any best new mortgage deals out there.

Before proceeding entering any new purchase and mortgage, ensure that your employment is secure. Please remember that a mortgage lender will repossess your home if you do not keep up with mortgage repayments. Lenders have been giving payment breaks on mortgage repayments, but it is not known how long that will continue for.  Please do not solely rely upon this.
